Excelente - AI for Real Estate Financial Modeling

1. Overview

This Privacy Policy explains how CRE Edge, LLC ("CRE Edge," "we," "us," or "our"), a wholly owned subsidiary of www.adventuresincre.com, LLC ("A.CRE") that develops and operates Excelente (the "Add-in"), collects, uses, and protects information when you install or use the Add-in.

Excelente is an AI assistant that runs inside Microsoft Excel. Unlike a passive data service, Excelente reads and writes the workbook you are working in, and — to fulfill your requests — sends the content it needs to a large language model (LLM). This is the core of how the Add-in works, and this policy is written to be explicit about exactly what leaves your device, where it goes, and what we do and do not retain.

Excelente offers two ways to connect to an AI model:

• Bring Your Own Key (BYOK). You supply your own OpenRouter API key. Your requests go directly from the Add-in to OpenRouter and onward to the model provider you select. CRE Edge's servers are not in the path, and we do not see your requests.
• The included model. For CRE Agents and A.CRE Intelligence Hub members. Your requests pass through CRE Edge's Excelente proxy at excelente.aiedge.ac, which verifies your membership, applies the monthly limit on included usage, and forwards the request to OpenRouter and the model provider selected by A.CRE. The proxy does not store or log workbook content, prompts, responses, or attachments.

Your broader AI.Edge membership relationship is governed by the AI.Edge Privacy Policy. This Privacy Policy supplements that policy and specifically governs your use of Excelente. Where the two conflict with respect to Add-in usage, this policy controls.

2. What Leaves Your Device, and Where It Goes

To answer your requests, Excelente transmits the following from your workbook to the AI model:

• Workbook content — cell values, formulas, sheet structure, named ranges, and chart metadata for the parts of the workbook relevant to your request.
• Range screenshots — when you (or the agent) request a visual check, an image of the relevant cells is captured and sent to a vision-capable model.
• Files you attach — spreadsheets (T-12s, rent rolls, etc.), PDFs, and images you upload into the chat are read and their contents sent to the model. (When you choose "Insert worksheets," an uploaded spreadsheet's sheets are added to your own workbook and never leave your device except as ordinary workbook content above.)
• Your chat messages and the agent's working context.

Destinations:

OpenRouter's handling of your data is governed by OpenRouter's Privacy Policy. Each model provider's handling of inputs/outputs is governed by that provider's own terms; OpenRouter documents provider data-handling and training policies. We do not control, and are not responsible for, how OpenRouter or the model providers process your inputs and outputs, including for model training. Choose your model and route accordingly.

3. What We Store

On your device (local only). Most of Excelente's state lives in your browser's local storage for the Add-in and in your workbook — not on our servers:

• Your OpenRouter API key (BYOK), stored in Office's per-user add-in storage so it persists across sessions on your account. It is transmitted only to OpenRouter over TLS to authenticate model requests, and is never logged or sent to CRE Edge.
• Your installed Skills, saved conversations, and MCP server configurations, stored in the browser's IndexedDB for the Add-in.
• Workbook memory (modeling conventions and preferences), stored in a hidden _excelente worksheet inside your own file — it travels with the workbook, not with us.

On our servers (included model only).

• Membership verification. To use the included model, the Add-in sends the proxy the credential you connected for the corresponding membership: your CRE Agents sign-in token, or your personal Intelligence Hub URL. The proxy presents that credential to the service that issued it (CRE Agents, Inc. at app.creagents.com, or the A.CRE Intelligence Hub) to confirm the membership and obtain your account identifier there. The proxy keeps the verification result in memory for up to an hour (longer only if the membership service is unreachable) and never writes the credential to disk.
• Usage ledger. To enforce the monthly limit on included usage, the proxy records cumulative model usage against a one-way keyed hash of your account identifier — the identifier itself is not written, and the hash cannot be reversed without a secret held only on the server. When both memberships are connected, the two hashed identifiers are linked to a single record so that one person has one limit. The ledger holds those pseudonymous identifiers, usage totals by month, and which key paid, never request content.
• Rate limiting. The proxy keeps a short-lived, in-memory per-address request counter. It is not written to disk.
• Included-model workbook content, prompts, attachments, and responses pass through the proxy in transit but are not stored or logged by it.

4. What We Do Not Do

• We do not sell, rent, or license your information.
• We do not use your workbook content, prompts, attachments, or model outputs to train, fine-tune, or evaluate any machine-learning model.
• On the included-model route, the Excelente proxy does not store or log the content of your requests or responses, and does not share anything with CRE Agents, Inc. or the Intelligence Hub beyond presenting your own credential to confirm your membership.
• On the BYOK route, your requests do not pass through our servers at all.

5. Third Parties and Sub-Processors

We rely on the following to operate the Add-in:

• OpenRouter, Inc. — routes model requests to providers. Governed by OpenRouter's Privacy Policy.
• Model providers (Anthropic, OpenAI, Google, and others you select via OpenRouter) — process your inputs to generate responses, under their own terms.
• Microsoft — the Add-in runs inside Office.js, provided by Microsoft; the Office runtime and your Microsoft account governance apply.
• A.CRE Intelligence Hub infrastructure, operated by CRE Edge — when you connect an Intelligence Hub membership, the Add-in and the Excelente proxy present your personal Hub URL to it to confirm the membership; hosted on Google Cloud (United States). Its handling of that request is described in the A.CRE Intelligence Hub Privacy Policy.
• CRE Agents, Inc. — when you connect a CRE Agents membership, the Add-in and the Excelente proxy present your CRE Agents sign-in to CRE Agents to confirm it. Governed by CRE Agents' own terms and privacy policy.
• Google Fonts — typography assets loaded by the Add-in UI.
• User-configured MCP servers — any external services you choose to connect; you control these.

We may disclose information if required by law, subpoena, or court order, or where we reasonably believe disclosure is necessary to protect our rights or the safety of others.

6. Retention

• Local data (API key, Skills, conversations, MCP configs, workbook memory) persists until you clear it — by removing it in the Add-in, clearing the browser's storage for the Add-in, or deleting the _excelente sheet. We cannot access or delete it for you.
• Included model usage data. The pseudonymous monthly usage ledger retains only the current and immediately preceding calendar month; the pseudonymous member record persists so that your included usage is one record across memberships and months. In-memory verification results expire within an hour and rate-limit counters within minutes; neither is written to disk. Standard web-server access logs for the proxy route (address, timestamp, path, status — never request content) are retained under the hosting provider's default log rotation.

You may request access to, export of, or deletion of A.CRE-stored data through the contact form in Section 10. We respond to verified requests within thirty (30) days.

7. Security

All connections from the Add-in — to OpenRouter, the Excelente proxy, CRE Agents, the Intelligence Hub, and model providers — are encrypted in transit using TLS. Your BYOK API key is stored in Office's per-user add-in storage on your own device and transmitted only to OpenRouter; it is never written to logs and never sent to us. Your membership credentials (CRE Agents sign-in token, Intelligence Hub URL) are stored in the browser's IndexedDB for the Add-in on your own device as part of your connector configuration, and are sent only to the service that issued them and to the Excelente proxy for verification. Office's storage is not separately encrypted by the Add-in, so your device's own security protects it — revoke a BYOK key if a device is lost or shared.

Code that the agent generates and runs inside Excel (the "run script" capability) is restricted to workbook operations: network, browser-storage, and host-credential globals are withheld from it, and scripts that attempt to construct or load code at runtime are refused before they execute. Every such script is displayed to you in full and runs only after you approve it. That approval is the primary safeguard, so please read what you are approving.

No method of electronic transmission or storage is completely secure. While we apply commercially reasonable protections, we cannot guarantee absolute security.

8. Children

Excelente is not directed to, and we do not knowingly collect information from, individuals under eighteen (18) years of age.

9. International Use and Data Residency

CRE Edge infrastructure is operated from the United States. OpenRouter and the model providers may process data in the United States or other jurisdictions per their own terms. By using the Add-in from outside the United States, you consent to the transfer and processing of your information as described in this policy and in the linked third-party policies.

11. Changes to This Policy

We may update this Privacy Policy from time to time. Updated versions will be posted at excelente.aiedge.ac/privacy with a revised effective date. For material changes, we will provide additional notice by email or in-product notification. Continued use of the Add-in after the effective date of any update constitutes acceptance of the updated policy.
